Search this question and you will find lists. “Top ten foundation repair companies in San Antonio,” each with a tidy medal order. Read the fine print and the ranking is usually assembled by a lead-generation site that gets paid when you click, or by one of the companies on it. There is no referee. No agency in Texas scores foundation contractors, and the state does not even license the trade, so a ranking has nothing official to stand on. The engineering literature points the same direction: the American Society of Civil Engineers (ASCE) says underpinning should be done by reputable repair companies with an engineer's independent analysis of cause, scope, and method. The test happens before money changes hands
Every foundation company shows you its true character in the free part of the process, because that is where the incentives live. A price that holds for weeks is a price; a price that expires tonight is a trap. The checklist, item by item
Insured, certified, and permitted. Texas has no statewide foundation repair license, which means the paperwork burden falls on you. Ask for the certificate of liability insurance and workers' comp documentation, not a verbal yes. Ask what certifications the estimator or company holds; ours is ICC Residential Building Contractor. Ask whether the company pulls city permits for pier work, because a company that skips permits is telling you how it handles everything else it thinks you will not check.
A measurement-based inspection you can watch. The center of a real assessment is a floor elevation survey. You should be able to watch it happen and see the readings. If the inspector reaches a pier count without producing measurements, you have received a quote, not a diagnosis.
A written elevation map. The map is what makes the pier plan checkable: this pier goes here because this corner dropped this far. A scope that cannot point at a map cannot be compared against anything, including the next company's scope.
A flat bid, not a commission pier-count. Ask directly how the person quoting you is paid. An inspector on commission earns more when your pier count grows, and pier counts are elastic when nobody demands the measurements. A transferable warranty in writing. Read who backs it, what voids it, and whether it follows the house to the next owner.
