How to Tell If Foundation Cracks Are Serious

Here's the most useful thing a foundation company can tell you: most cracks are cosmetic. Concrete shrinks, lumber dries, paint films split, and Texas clay flexes everything a little. If every crack meant structural trouble, every house in Central Texas would be condemned.
The skill — the thing we apply on every inspection — is separating the cracks that are telling a story from the ones that are just texture. You can do a solid first pass yourself with three questions. And whichever kind you find, the fix side is covered in can a crack in a house foundation be repaired: nearly always, in the right order. 1. What direction does it run?
Vertical hairlines in drywall or concrete are usually shrinkage — the material's problem, not the soil's. Diagonal cracks, especially radiating from the corners of doors and windows, mean stress is concentrating where openings weaken the wall: the classic early sign of a foundation deflecting under it. Stair-step cracks climbing mortar joints in brick mean one section of the perimeter has moved relative to another — that's differential movement, the thing that actually damages houses. And a horizontal crack in a foundation or basement wall means lateral soil pressure; it's the rarest pattern and the one to take most seriously.
2. How wide — and is it growing?
Width matters less than people think and growth matters more. Here is the field scale we use on wall and brick cracks, in one table:
The honest caveat: width alone never decides. A stable 1/4″ crack from a drought year that ended can outrank nothing, while a growing hairline near a racking door can matter a lot. Pattern plus movement over time makes the call, which is why the marks and dates below do more diagnostic work than any single measurement.
One exterior special case earns its own mention: a chipped, popped chunk at an outside corner of the slab where the brick meets the concrete. That is corner pop, a brick-expansion effect, and it is cosmetic in almost every case.
How to monitor a foundation crack
Monitoring is genuinely homeowner work, and done right it turns "is this serious?" into data. The routine we teach on inspections:
- Pencil-mark both ends of the crack and write the date beside each mark. Growth past a dated mark is the single most useful fact you can hand an inspector.
- Photograph it with a coin held at the widest point for scale, straight on, in the same light if you can. One photo per quarter builds a record no memory can match.
- Re-check quarterly, and always once in late summer, when Central Texas cracks are at their widest.
- If it outgrows the marks across seasons, stop measuring and get the free inspection. The elevation survey tells you whether the wall's story matches the slab's.

3. Does it have friends?
One crack is a data point. A cluster is a pattern: a stair-step crack outside, a diagonal above the pantry door inside, and a door that rubs — all near the same corner — is one story told three ways. That corner is moving. Conversely, a lone diagonal with level floors and easy doors around it is usually just an old stress mark from a drought year that already ended.
What we do that you can't (easily)
The inspection adds the layer a homeowner can't see: a floor elevation survey. Cracks tell you stress happened; the elevation map tells you where the slab actually sits today, by the tenth of an inch. Together they separate the three possible verdicts — stable (old movement, finished), active (monitor or manage moisture), or supported repair (the minority of cases, with piers placed exactly where the differential is).
Whatever you do, don't let anyone sell you piers off a crack photo alone — and don't let a wet-season crack closure talk you out of getting a baseline. Both errors cost real money; only one of them is refundable.
Is it safe to live in a house with a cracked foundation?
In almost every case, yes — a cracked foundation is rarely an immediate safety hazard. Foundation movement here is slow, and the cracks you see usually mean the house is moving, not that it's about to fail. The real risk is to your wallet and your resale, not your physical safety. The honest exceptions — worth getting eyes on quickly — are: cracks wider than about half an inch that are still growing, especially with doors that have jammed shut; a sudden change over days rather than years (often a plumbing leak under the slab); sagging or bouncing floors on a pier-and-beam home; or the structure visibly separating at the roofline or brick. Even then, "unsafe to live in" is rare. What's actually at stake is that movement compounds and gets more expensive the longer it's ignored. A free elevation survey settles it with numbers — slow cosmetic movement, or something active enough to act on.
