How much mobile home leveling costs in San Antonio and Austin.
Mobile home leveling is priced by how many piers have to be reset, how tight the access is under the home, and whether the pad itself needs work. There is no square-foot number for it, because two homes the same size can need very different amounts of blocking touched. A manufactured home sits on piers and blocking over a pad rather than on a poured slab, so re-leveling means shimming and resetting what is already there instead of driving new piers to refusal. Costs
What drives a mobile home leveling price.
We do not publish a number for this scope, because the honest one does not exist until somebody has been under your home. Four things move it. First, the count. Every pier and blocking stack that has to be jacked, re-shimmed, or rebuilt is a unit of work, and a home with a handful of settled supports is a different job from one where most of the run has walked. Second, access. A home sitting low, over soft or wet ground, with tight crawl room, costs more to work under than one you can move around beneath. Third, the pad. If water has washed out ground under the blocking, the support has to be re-bedded before anything is worth re-shimming. Fourth, the anchors and tie-downs, which sometimes go slack or pull when the blocking moves. We check them and report what we find.
People also call this trailer house leveling, and it is the same work. It is not slab pier work, so do not price it against a foundation repair cost guide written for houses on piers driven to refusal. Our inspection is free, the readings are written down, and the quote names the pier count. If the honest answer is that your home is sitting fine and the doors are binding for another reason, you will hear that instead.
The system under the floor
How a manufactured home carries its weight.
The home came from the factory on its own steel chassis, and that frame is the structure. Under the frame sit piers, usually stacked block on a footing pad, with shims or a cap at the top taking up the last fraction of an inch. Those piers rest on a prepared pad rather than on a poured slab or a wood beam. Anchors and tie-down straps hold the home down against wind. Skirting closes the perimeter so the space underneath stays out of the weather.
That is why re-leveling is a different job from the pier work we do on site-built houses. You level to the frame and to the marriage line, the seam where the two halves of a double-wide were joined, not to a floor finish that has been patched over the years. And you get there by taking load off a pier, resetting or rebuilding the blocking under it, and shimming the frame back toward plane, rather than by driving new support until the soil proves it is carrying.

What homeowners notice first
The signs a mobile home has gone out of level.
Openings go first. Doors drag on the jamb, stop latching, or drift open on their own, and windows stop sitting square in their frames. Then check the marriage line down the middle of the home. A seam that has opened, cracks tracking the ceiling beside it, or a ridge you can feel through the floor all say the two halves are no longer sitting at the same height, which is the clearest signal a manufactured home gives you.
Outside, look at the skirting. Gaps opening between the panels and the home, or between the panels and the ground, mean something under there has dropped. Sight along the siding line from a corner and you can often see the sag. Inside, a floor that feels soft or springy over one spot usually means a pier under that spot has settled or dropped out of contact with the frame, so the floor is spanning further than it was built to. Those are the same symptoms sticking doors and uneven floors show in site-built houses, with a different cause underneath.

Measure before anything moves
Floor elevations through the home and a read on the frame, so the plan starts from numbers rather than from where the floor feels wrong. You get the readings either way.
Open the perimeter and get underneath
Skirting panels come off where we need access. What is under there decides most of the scope, and we would rather you look at it with us than take our word for it.
Reset the piers and the blocking
Jacks take the load off a support, the blocking gets rebuilt or re-shimmed, and the frame comes back toward plane in stages, with the readings re-checked as it goes. The marriage line gets watched the whole time, because that seam is where the two halves either close back up or tell you to stop.
Deal with what is keeping the ground wet
Drainage, downspout routing, grading away from the skirt, and a ground cover under the home where one is missing. If the pad stays wet the blocking walks again, so this part is not optional.
Check the anchors and the tie-downs
Straps and ground anchors can go slack or pull when the blocking moves. We look at them, tell you what we find, and put it in writing with the rest of the readings.
The ground under the pad

Blocking is shallow support. It bears near the surface, which is exactly where expansive clay does its swelling and shrinking, so a manufactured home feels the seasonal cycle more directly than a house on deep piers does. Water is the mechanism every time. Roof runoff with nowhere to go concentrates at the skirt line and washes ground out from under a footing. Grading that has drifted back toward the home over the years sends the same water underneath. Bare ground under the home wicks moisture up and keeps the center damp while the perimeter bakes dry, and the difference between those two shows up as a twist in the frame.
That is why the moisture work is part of the repair rather than an add-on. Drainage correction and moisture control under the home are what keep reset blocking from walking again. We see this most on the deep Houston Black clay of the south side, Von Ormy, Somerset, and Elmendorf, where manufactured homes on pads are a normal part of the housing stock, and along the rural edges of the rest of the corridor.

Compared with a house on a slab
How this differs from leveling a house on a slab or a crawl space.
House leveling on a slab means putting support beneath the grade beam, driving or pressing it until the soil proves it is carrying the load, then lifting in staged increments against an elevation map. Pier and beam repair means going into a crawl space and working the beams, sills, and blocks the wood floor rests on. A manufactured home has neither. It has its own steel frame carried by blocking on a pad, so the work is resetting that blocking, and the price drivers are the ones listed above rather than pier depth.
The reason this matters is that people get quoted the wrong scope. A manufactured home does not need perimeter piers driven to refusal to sit level, and it should not be priced as though it does. Re-leveling and pad support is frequently the cheaper correct fix, and we quote it as its own scope.
