San Marcos sits right on the Balcones Fault — and the water shows it.
The San Marcos River doesn't start upstream; it starts here, welling up out of the Balcones Fault Zone at Spring Lake beside the university. That fault is the seam between two worlds: the Hill Country limestone climbing to the west and the Blackland Prairie clay stretching east and south. Downtown and the campus blocks sit close to that line on shallower ground, where the bigger foundation variable is crawlspace moisture under older homes rather than deep clay swelling. Cross I-35 to the east and the ground turns to the very high shrink-swell clay the USDA maps here as Heiden — the driver behind most of the perimeter-settlement work we quote.
The river geography matters block by block.
