The local soil: The Blackland clay east of I-35 is among the more expansive soils in the corridor: wet years heave it, drought years crack it. Closer to the river and the old town grid, soils are shallower and the bigger variable is crawlspace moisture under pier-and-beam structures.

The ground, on record

The USDA maps the dominant soil under San Marcos as Heiden, very high shrink–swell (linear extensibility ≈ 12.1%). Heiden weathers out of calcareous shale and marl, so it is clay nearly all the way down with no sand to soften the swing. It moves hard in both directions with the seasons.

Foundation problems we see around San Marcos.

The Blackland clay east of I-35 is the engine behind most of our San Marcos work. It swells in wet springs and shrinks hard through late summer, and the slab edge that dries out fastest (usually a south or west corner, or one taking roof water through a single downspout) settles first. The visible result is the classic set: stair-step cracks in brick, diagonal drywall cracks above doors and windows, and doors that stop latching near one corner of the house.

Closer to downtown and the university, the housing stock changes and so does the work. Older pier-and-beam homes move differently: floors get bouncy or slope toward a low spot, and the fix is usually beams, sills, and blocks in the crawlspace, often far cheaper than slab piering. Moisture under the house is the variable that decides how fast those homes age.

And in the newer subdivisions along the corridor, the pattern is the years-3-to-7 story: builder pads consolidate, the first real drought finds the soft side, and hairline cracks either stay cosmetic or start widening. The escarpment and the springs

San Marcos sits right on the Balcones Fault, and the water shows it.

The San Marcos River doesn't start upstream; it starts here, welling up out of the Balcones Fault Zone at Spring Lake beside the university. That fault is the seam between two worlds: the Hill Country limestone climbing to the west, toward foundation repair in Wimberley, and the Blackland Prairie clay stretching east and south. Downtown and the campus blocks sit close to that line on shallower ground, where the bigger foundation variable is crawlspace moisture under older homes rather than deep clay swelling. The river geography matters block by block. Heritage & the downtown grid

Some of the oldest housing in the corridor: homes near the square dating to the early 1900s and a few to the late 1800s, mostly pier-and-beam. The work lives in the crawlspace, and the goal is stable and functional, not dead level.

Blanco Gardens

A flat 275-acre neighborhood wedged between the San Marcos and Blanco rivers, bounded by I-35 and River Road, holding some of the oldest housing in town. High water table, river-terrace soils and a flood history the city is still building berm and floodwall projects around. Sagging interior floors in the older pier-and-beam homes here are usually crawlspace moisture and beam work, not perimeter piers.

Willow Creek

An established neighborhood on a wooded ridge a few miles south of downtown, with larger lots and mature trees. Higher, shallower ground than the corridor flats, so drainage against slopes and trees drawing moisture from one edge drive more of the movement than deep clay swelling.

Sagewood

The duplexes and townhomes along Sagewood Trail, about a mile from Texas State and dating to the late 1990s. Rental-heavy blocks where seasonal door sticking gets reported late. Cycling with the seasons is moisture. Worsening in one direction is structural, and only the readings tell them apart.

Cottonwood Creek

Midsize homes on the corridor side near I-35, dating from about 2009. This group met its first hard drought after the pads had consolidated, which is when stair-step cracks show up at the driest corner of the slab.

The Hunter Road corridor

Older homes and newer infill along Hunter Road southwest of downtown, on the shallower ground west of I-35. Less deep-clay heave here, more drainage, fill and under-slab leak movement, which reads center-up on the elevation map instead of edge-down.
