Industries We Serve

Commercial foundation repair in San Antonio isn't one job — it's an office that can't lose a day, a church working around Sunday, a restaurant that has to keep the kitchen open, a school that can only be touched over summer break. We repair the foundation under just about every building type on the I-35 corridor with the same measure-first honesty we bring to homes: a free inspection, an elevation map, a plain-English read of what's structural versus cosmetic, and a firm written scope — no oversell, and a structural engineer brought in when the building genuinely needs one. We also work shoulder-to-shoulder with the professionals around a building — realtors, property managers, plumbers, contractors, investors, inspectors, engineers, and restoration crews — because a clean, documented repair makes their job easier too.

Inspection first, across every building type

Whether it's a two-story office, a fifty-year-old sanctuary, or a warehouse full of racking, the work starts the same way: we measure the floor in tenths of an inch, map the cracks, read the drainage around the perimeter, and tell you plainly what's structural and what's just cosmetic. Most repairs draw on the same core systems — pressed piers, slab and building leveling, under-slab tunneling for plumbing and interior access, and drainage correction to fix the water that drives clay movement in the first place. What changes by industry is how we stage it: evenings and weekends for a restaurant, room-by-room for a hotel, summer break for a school, phased across an occupied apartment community.

Honest scope — and where we bring in an engineer

Motmot does light-commercial and institutional foundation work: one-to-two-story buildings on slab or pier-and-beam. We won't oversell a job we shouldn't touch — for larger or multi-story structures, or anything that needs a stamped structural design, we bring in or coordinate with a structural engineer and install to their design. That same honesty is why home inspectors and realtors are comfortable handing us their clients: a large share of the "foundation problems" we're asked to confirm turn out to be cosmetic cracking or drainage the piers never needed to touch.

Common questions

Industries we serve, answered straight.

We repair foundations for just about every building type across San Antonio and the I-35 corridor — light-commercial offices, churches, restaurants, apartment communities, medical offices, warehouses, schools, and hotels — using the same pressed-pier, slab-leveling, under-slab tunneling, and drainage methods we use on homes. We also work directly with the professionals around a building: realtors, property managers, plumbers, general contractors, investors, home inspectors, structural engineers, and restoration companies. It always starts with a free, measured inspection, not a sales pitch.
Yes. We handle light-commercial and institutional buildings across San Antonio and the I-35 corridor — one-to-two-story offices, retail, clinics, churches, restaurants, and small mixed-use buildings — and we schedule the work around your hours with after-hours and weekend options so your doors stay open. For larger or multi-story structures, or anything that needs a stamped structural design, we bring in or coordinate with a structural engineer rather than oversell.
We do it every week. Plumbers use us for under-slab tunneled access so they keep the licensed pipe work; general contractors and investors bring us in for measured scopes and clean documentation; home inspectors and realtors hand clients our free inspection for a straight answer during the option period; and structural engineers rely on us to install to their stamped design. We sell the access and the repair, not your relationship with the client.
