Fill-side settlement on steep pads
A ledge lot is usually part cut rock and part placed fill. The fill side is what consolidates and settles, and the crack pattern points straight at it.

Lago Vista climbs the hills on the north side of Lake Travis, about thirty miles northwest of Austin off FM 1431. This is the rocky edge of the Hill Country, and the USDA maps the ground as a mix of the Brackett series, Real soils, and plain rock outcrop, all shallow over hard limestone and very low in shrink-swell. On lots where the limestone is at the surface, a slab has almost nothing under it that swells or shrinks, so the seasonal clay cycle that drives foundations in the flatter towns is not what we find here.
The movement instead comes from what people built on the rock. These are steep cut-and-fill lots, and the fill is where the trouble sits: it consolidates under load and washes where water concentrates, so the downhill, filled side of a pad settles while the rock side holds. The hardest cases are homes whose foundation spans both, part on a ledge and part on placed fill, which produces the sharp one-sided cracking that is almost a signature up here. The honest scope leans toward drainage correction and targeted support where the fill has moved, not long perimeter pier runs, and the free elevation survey is what separates the rock-steady half of the house from the settling half.

Across the eras the pattern holds: the rock keeps most slabs quiet, and where a house moves it traces to placed fill and water on the slope rather than the soil swelling on its own. On steep ground small problems compound if ignored, because water keeps winning until the grade is fixed, so early measurement pays off here as well as anywhere on the lake.
