Bastrop is the Lost Pines, deep sandy soil, not clay and not limestone.
Bastrop breaks the corridor's geology completely. About thirty miles southeast of Austin on State Highway 71, along the Colorado River, the town sits at the western edge of the Lost Pines, a thirteen-mile stand of loblolly pine, disconnected from the East Texas piney woods, that survives here only because of the deep, acidic, sandy soils of the Carrizo Sands formation. This is Post Oak Savannah, not Blackland prairie: light tan, sandy or gravelly ground, the opposite of the swelling clay that drives foundation work from San Antonio to Georgetown. Toward the river the USDA maps the Bosque series, a loamy Colorado River terrace alluvium, also low in shrink-swell. Either way, Bastrop's ground barely swells and shrinks with the rain gauge.
Sandy soil is not trouble-free. It just fails a different way. Sand skips the seasonal swell-shrink drama, but it washes and consolidates where water concentrates: a downspout or a storm channel moves sandy soil over time, and the settlement tracks the water path rather than the calendar. Poor bearing and uneven compaction under a slab produce slow, differential settlement instead of the corridor's brick-cracking seasonal cycle. So the Bastrop scope leans toward drainage correction and targeted support where the sand has moved, a progressive-but-slow problem that rewards early measurement, because on sand the water quietly keeps winning until the grade is fixed.

The Colony and Circle D-KC Estates add master-planned and acreage stock on the same Carrizo sands. And a distinct slice of Bastrop's homes are post-fire rebuilds. The 2011 Bastrop County Complex fire, one of the most destructive in Texas history, tore through the Lost Pines, and the homes rebuilt after it sit on fresh pads now a decade-plus old. Most are performing well; the occasional exception is a consolidation seam where fill settled into the sand. Across all of it, the fix is water management and measurement. Read where the sand is moving, correct the grade and drainage, and support only where the elevation data says the settlement is real.
