Settlement vs Heave: How to Tell the Difference

Every moving foundation in Central Texas is doing one of two things: going down where the clay shrank (settlement) or going up where the clay swelled (heave). They crack the same drywall and stick the same doors — but they have opposite causes, opposite seasons, and critically, opposite repairs. Getting this one call wrong is the most expensive mistake in foundation work.

What is foundation settlement?

Foundation settlement is a foundation sinking below the elevation it was built at because the soil under it lost volume or compressed. On Central Texas expansive clay the usual mechanism is drying: the clay gives up moisture in a drought, shrinks, and the slab edge or corner above it follows the soil down. The visible result is low corners, stair-step brick cracks, and doors racking near the perimeter.

What is foundation heave?

Foundation heave is the opposite: part of the foundation pushed up above its original elevation by soil that gained volume. Expansive clay swells as it takes on water from rain, poor drainage, irrigation, or a plumbing leak under the slab, and the concrete above the wet zone rises. The visible result is a hump in the floor, doors sticking in the interior of the house, and cracks radiating from the high spot.

How much seasonal movement is normal?

Some movement is simply the climate. A house on a shallow foundation in a semiarid climate like ours rises and falls in an annual cycle as the clay in the active zone (the upper stretch of soil where seasonal moisture actually changes, anywhere from two or three feet deep to fifteen or more depending on climate and groundwater) swells in the wet months and shrinks through the dry ones. Hairline cracks that open in August and close after fall rains, and one door that rubs only in a drought, are that cycle talking.

There is no single acceptable number of inches, and anyone who quotes you one is simplifying. Studies of slab construction have found most slabs leave the builder with more than a half inch of elevation difference already in them, and engineers judge movement by its rate of change across the floor rather than the total: an inch spread across the whole house is unremarkable, while an inch inside ten feet cracks drywall. The working line between normal and beyond it is trajectory. Seasonal movement returns; it cycles around the same baseline year after year. Movement that exceeds normal grows through the cycle: cracks that outlast the wet season and keep widening, elevations that come back lower each year, or several symptoms clustering at one corner. The pattern test

  • Settlement reads edges-down: slopes drain toward an exterior corner, stair-step cracks at that corner, doors racking near the perimeter, symptoms worst in late summer. The clay under the exposed edge dried and shrank; the slab followed it down.
  • Heave reads middle-up: a hump you can feel crossing a room, doors sticking in the interior of the house, cracks radiating from a high spot, symptoms after wet spells — or steady year-round if the water source is a leak rather than weather.

The season test

Settlement keeps drought hours: appears in July, peaks in September, eases after fall rains. Heave keeps water's schedule: wet springs, poor drainage dumping at one wall, an irrigation head soaking one bed — or, the important special case, a plumbing leak under the slab, which heaves on no season at all and won't stop until the pipe is fixed.

Why the distinction decides the repair: settlement gets support — piers below the active clay at the low sections. Heave gets subtraction — find and remove the water source, then let the clay relax before any structural decision. Piering a heaving slab anchors the edges while the middle keeps rising: you can pay good money to make the differential worse. Any contractor who quotes piers without knowing which one you have is guessing with your house.

How the elevation map settles it

Feel and crack patterns suggest; numbers conclude.
