A district of San Antonio, not a separate city — and its ground is genuinely different.
South San Antonio isn't an incorporated town; it's the older, historically Hispanic side of the city south of downtown — Harlandale, Highland Hills, Palm Heights, Hot Wells, Columbia Heights, Indian Creek, and, farther out to the southwest, Palo Alto and Valley Hi, home to Palo Alto College and Texas A&M-San Antonio. It's also the Missions side: four of the city's five Spanish colonial missions — San José, Concepción, San Juan Capistrano, and Espada — line the San Antonio River here along the Mission Reach. We frame it honestly as the south San Antonio service area rather than a city of its own, because the geography, not a city limit, is what decides the foundation work.
And the geography splits in two. Close to the river, the ground is not the deep gumbo people expect of the south side at all — it's Holocene river-terrace deposits of the San Antonio River floodplain, mapped near the water as Frio clay loam: a deep, friable, well-drained limy bottomland soil, flanked by the Pleistocene Leona Formation's calcareous silts and gravels. That alluvial ground behaves more mildly than heavy clay, though it can consolidate and wash where water concentrates in old channels and low spots. Move away from the river, though, and the classic south-side Houston Black clay takes over — some of the most expansive soil in Bexar County, with the biggest seasonal swings anywhere on the corridor. So a south-side inspection starts by reading which of those two grounds a house actually sits on, because the repair plan is not the same for both.

The south side's housing is its own mix, and it's old by San Antonio standards. Along the river corridor and the older grid — Harlandale, Highland Hills, Hot Wells — you find early-to-mid-century homes, some pier-and-beam, many with decades of family-built additions layered on. Those additions are the tell: slabs, beams, and pads poured across different eras and sharing one house, joined at seams that were never engineered to move together, so the cracks map to the construction history more than to the soil. Pier-and-beam homes here often need beam, block, and crawlspace moisture work rather than perimeter piers — a different, friendlier-priced scope we quote honestly as such.
Farther south toward Von Ormy, Somerset, and Elmendorf, the ground turns to deep Houston Black clay and the housing thins to ranchettes, farmhouses, and manufactured homes on pads. Here moisture management is the whole defensive game: visible soil gaps pull back inches from a slab edge by August and close tight by spring, and an unmanaged wet-dry cycle ratchets the edge down year over year. Manufactured-home leveling — re-leveling, pier blocks, and moisture control under the home — is its own playbook out here, and we'll say plainly when that's the cheaper, correct fix. These are two different housing worlds on two different grounds, and the honest rule is the same for both: measure each section separately, because on the south side a single address can carry more than one foundation story.
