A real foundation repair estimate is a short, itemized document, and every line on it should trace to a measurement. It names what moved and by how much, shows the pier plan drawn against a floor elevation map, commits to a pier count, a pier type, a depth, and a flat per-pier price, then spells out the inclusions and the warranty terms. The worked example, eight piers on a settled corner
A scope only makes sense against a house, so picture the one this estimate belongs to. A single story slab home on expansive clay. The southwest corner dropped through a dry summer, stair step cracks opened in the brick, two doors rack, and the floor elevation survey reads that corner 1.9 inches low with about 45 feet of perimeter wall inside the movement. Piers along a moving wall land roughly six feet apart, so 45 feet of affected footage scopes to eight piers. At $800 each, the middle of our published range, the pier line totals $6,400, and the same job at the range edges would sit between $4,800 and $8,000. That arithmetic is the point of an itemized bid. What each line of the estimate means
The survey line comes first because everything else hangs from it. It records readings across the slab in tenths of an inch, mapped, with the low spots named. On our estimates that line costs nothing, because the inspection is free, but it still appears so the pier plan has something to point at. An estimate with no elevation map is a guess wearing a price, and no line after it can be trusted more than the guess.
The pier line carries the only real money on the page, and it makes three commitments at once. The count, eight. The placement, one pier per reading that justifies it, drawn on the map. And the type, steel or hybrid, named outright, because the type sets where the price falls inside the $600 to $1,000 range and shapes the warranty that follows. A flat per-pier price does quiet work here too. It makes the arithmetic checkable, and it prices pier nine before anyone digs, so a surprise found mid-job becomes a line item instead of a renegotiation.

The depth line is the one homeowners skip and should not. Driven to refusal with the drive pressure logged per pier means each pier is pressed until the soil stops taking it, and the hydraulic reading gets recorded as proof. That log is the only evidence of depth you will ever hold, because the steel disappears under your house the day it goes in.

The remaining lines are the deal wrapped around the steel. Excavation, backfill, and haul-off included, so the yard is a known cost instead of a discovered one. The warranty, lifetime and transferable on the piers themselves, with the transfer terms in writing rather than in the salesman's memory. And the follow-up, a yearly performance inspection after the work, which is how new movement gets caught while it is still a note instead of a second repair.

Red flags in a vague bid
Now hold that example against the other kind of paper. The classic vague bid reads “Stabilize foundation, $9,500,” and its problem is not the number but everything missing around it. No map, so you cannot see which walls the money addresses. No count, so you cannot divide. Depth by adjective, “to stable soil,” which commits to nothing anyone can verify after the crew leaves. A warranty named in the pitch but absent from the page. An allowance line for miscellaneous or site conditions, which is scope waiting to be discovered after you sign. And the tell that outranks the rest, a price that falls when you hesitate. A per-pier price built from measurements has nowhere to fall. Twenty percent off by Friday is not a discount, it is an admission of where the first number came from.
Why a lump sum hides scope
A lump sum cannot be checked, compared, or extended, and each failure costs you separately. Checked, $6,400 across eight piers is $800 a pier, mid-range, done in your head. A flat $9,500 on the same wall might be eight padded piers or twelve justified ones, and the document will never say. Compared, bids only line up when they have lines, pier maps against pier maps, depth terms against depth terms. Extended, when the crew opens the soil and finds one more corner moving, the itemized bid already priced that pier, while the lump sum reopens the whole negotiation with your house on jacks. Contractors know all three. That is usually why the number stands alone on the page.
Reading the estimate in your hand
If you are holding a bid right now, read it in this order. Find the elevation map. Find the per-pier price and run the division. Find the depth commitment and confirm it is a log, not an adjective. Then find the warranty terms and the exclusions, because that is where cheap totals get cheap. If what you are holding is one number on a letterhead, get a measured scope to lay beside it.
