Foundation Repair vs Replacement, Which You Need

Foundation repair puts new support under the foundation you already have. Replacement carries the house on temporary supports while that foundation is demolished and a new one is poured. In Central Texas the answer is repair in nearly every case, because clay fails long before concrete does. Steel and hybrid piers raise and hold a settled foundation at $600 to $1,000 per pier, most jobs cover a corner or a single side, and about a third of our inspections end with no repair needed at all. Full replacement is the rare exception for concrete that has genuinely stopped doing its job, and it belongs to a structural engineer, priced and planned as a construction project. This guide walks the decision tree we use to tell one from the other on a real house.

Why the answer is almost always repair
A foundation has one task, spreading the weight of the house onto the ground. When trouble shows up on our soil, the failure is nearly always under the concrete rather than inside it. Expansive clay swells when it wets and shrinks when it dries, and it does both unevenly beneath the same slab. The foundation bends over that movement, brick cracks, door frames rack, floors slope. The evidence looks like a concrete problem, but open a pier pit at a settled corner and you almost always find a footing that is still solid, resting on soil that quit holding it. Bent out of position and broken beyond use are different conditions, and an elevation survey plus a look at the exposed footing tells them apart.
That is why the trade that fixes foundations here is a repair trade. New support under sound concrete solves the overwhelming majority of what we measure, and the free inspection is where the sorting starts.
How repair raises the foundation you already have
The procedure is underpinning. Crews dig pits beneath the settled sections and press steel and hybrid piers down to refusal, the depth where load-bearing strata stops the pier from advancing. A staged lift then brings the foundation back toward its original elevation, with the crew rechecking elevations between stages, and the house is locked off on the piers. On a slab home this is standard slab foundation repair across our service area; a pier-and-beam house gets the crawl-space version of the same idea.
What matters for this comparison is everything the repair does not require. The house stays occupied, the pits are backfilled when the crew leaves, and the work runs days rather than months. Piers cost $600 to $1,000 each installed, they carry a lifetime transferable warranty, and a yearly performance follow-up inspection confirms the elevations are holding after the seasons have had their turn. When people search for foundation raising, this is the operation they are asking about, and it leaves the original foundation in place, doing its job on better support.

What a full rebuild involves
Replacement sits in a different category of work. The house is disconnected from its utilities and lifted on jacks onto temporary cribbing. The old foundation is broken out and hauled off. An independent structural engineer designs the new one against a current soil report, forms and reinforcement go in, concrete is poured and cured, and the house is set back down and reconnected. Months instead of days, permits and engineering fees instead of a per-pier price, and usually somewhere else to live while the site is open.
Our inspectors are ICC-certified inspectors, not engineers, and we treat that line seriously. When a house genuinely belongs in this category, our job is to show you the measurements that say so and hand the design work to an engineer, because a rebuild scoped by a sales sheet is how bad projects start. Any contractor quoting a full replacement before an engineer has designed the foundation is quoting a number with nothing under it.
The short list that points to replacement
The genuine replacement cases are material failures, concrete that has stopped being repairable material. Deterioration through the whole foundation, crumbling and spalling that a screwdriver can dig into, usually from a bad original mix or many decades of exposure. Very old foundations poured with no reinforcement, or with reinforcement rusted through, so there is nothing sound for a pier to press against and nothing that would survive a lift. Severe fire or flood damage occasionally writes a house onto this list too. What these cases share is that the failure lives in the concrete itself, everywhere at once, rather than in the soil under one corner.

A broken run of grade beam does not make the list. Damage confined to one area gets a section rebuild, the failed run excavated, formed, and repoured while the rest of the foundation stays in service, often with piers supporting the sections around it. The same goes for an addition slab poured badly against a sound original. Partial rebuilds are ordinary work at a fraction of full replacement, and they are the reason “the concrete is damaged” almost never means starting over.

The cost gap between the two paths
On the repair side the arithmetic is published. Piers run $600 to $1,000 each installed, the elevation survey decides the count, and most houses need a settled corner or one side rather than a full perimeter. The inspection that scopes it costs nothing.
On the replacement side there is no per-unit price, and nobody should offer you one. The bill is assembled from demolition, engineering, permitting, the lift and cribbing, the new pour, and the weeks of housing while the work runs, all sized to the individual house by the engineer who designs it. Plan on multiples of even a large pier job, and treat that gap as the reason the diagnosis matters this much. A homeowner who pays for a rebuild when the house needed six piers has spent the difference on a wrong answer.
The decision tree we run on inspections
The tree at the top of this page is the short version, and it runs on measurements rather than crack photos. First, does the elevation map show structural movement at all? About a third of the time it does not, and monitoring is the whole answer. Second, if the foundation moved, is the concrete sound? Sound concrete over failed soil means repair, piers under the settled sections, raise and hold. Third, if concrete has failed, how far does the failure run? One member or one run means a section rebuild while the rest of the foundation keeps working. Only failure through the whole foundation sends the house to an engineer for full replacement, and that verdict is the rarest one we deliver.

If someone has told you your foundation needs to be replaced, get the measurements before you get a second mortgage. The free inspection maps the floor elevations, looks at the concrete where it can be seen, and tells you which branch of the tree your house is on. Most of the time the answer is smaller than the one you were quoted.
