Why Home Additions Crack and Pull Away
An addition cracks and pulls away from the house because it stands on its own foundation, younger and shallower than the one beside it, with no shared footing between the two. From the curb the place reads as one building. Below grade it is two structures parked side by side on clay that moves, and when the clay moves them by different amounts, the tear opens along the only weak line available, the joint where new concrete meets old. This article covers why that seam opens, what it looks like from the yard and from the hallway, and how we decide between watching it and piering the addition.
How an addition ends up on its own foundation
Walk the older neighborhoods of San Antonio or Austin and the pattern repeats house after house. A compact pre-war home grew a family room across the back in the 60s, a garage conversion in the 70s, a primary suite in the 80s. The original structure might be pier and beam or an early slab with deep hand-dug beams. The addition crew poured new concrete against it, sometimes doweled into the old grade beam with rebar, often simply butted against it, and framed away. Nothing about that is bad building. It is how rooms get added.
What it leaves behind is a cold joint. Concrete poured against cured concrete never fuses with it, so the two foundations touch without being one. They were designed in different decades to different depths, they carry different loads, and they answer to the soil on their own schedules. Dowels help the floors stay aligned, but they cannot stop a lighter, shallower slab from rotating against a heavier, deeper one. The joint is a hinge waiting for a reason to move.

Why additions settle faster
Four things stack against the new room, and most additions carry all four at once.
- It bears shallower. Many older Central Texas homes sit on beams dug deep by hand, or on piers that reach below the worst of the movement. Addition beams from the 60s through the 80s commonly stop within the first couple of feet, squarely inside the zone where our clay shrinks and swells with every season. The shallower the beam, the more of that ride it takes.
- It is younger. The original house has pressed on the same clay for many decades and finished the slow consolidation a new load starts. The addition began that process a generation or two later, and it always lags its neighbor.
- It sits on disturbed soil. Building the addition meant trenching beams, running plumbing, and backfilling. Fill never goes back as dense as the soil that came out, and loose fill keeps compacting under load for years.
- It faces the weather on three sides. The shared wall shelters one side, and the other three take the full wet and dry cycle. Additions also inherit whatever drainage was left over, and it is common to find the original roof draining straight onto the new room's side of the yard.

Reading the seam
The signature of a moving addition is a straight tear. Settlement inside a single wall climbs the mortar joints in stairs, hunting the weakest path through the field of the brick. At an addition the weakest path was cast in on day one, so the crack runs down the joint itself in one clean line, usually wider at the top because the addition rotates away rather than dropping straight down. The rest of the evidence gathers around the joint. A gap opening at the trim where brick meets siding, since additions often changed cladding and the junction shows movement before either wall face cracks. A step you can feel at the doorway between the original room and the new one. Doors along that wall racking out of square while doors elsewhere behave. Outside, sight down the fascia, because rooflines that used to meet flush drift apart when one structure leans. None of these alone condemns the addition. A hairline at a cold joint that opens in August and closes after the fall rains is normal life on clay. Width that grows season over season is not, and a dated pencil mark at the crack ends is still the cheapest monitoring tool ever invented.
When to monitor and when to pier the addition
The call gets made with a floor elevation survey shot across both slabs as one map. If the numbers hinge at the joint, the survey shows which structure moved, in which direction, and how far. Plenty of additions did their settling in their first few summers and then stopped. A 1970s family room that dropped half an inch by 1980 and has held since is a monitoring case, and about a third of our inspections end exactly that way, with no repair needed. The seam gets sealed once for weather, the elevations go in the file, and a yearly performance follow-up inspection confirms the story is still holding.

An addition that is still moving earns piers, and only the addition. We drive steel and hybrid piers under the addition's own grade beam, down to soil that proves it can carry the load, then bring the floor back toward the original line in a staged lift measured against the survey. The process is the same one described on our slab foundation repair page, and additions usually need fewer piers than a whole house, since the work wraps the three exposed sides. Piers run $600 to $1,000 each and carry a lifetime transferable warranty.
Two things we do not do. We do not pier the original house because the addition moved, and we do not strap the two structures together and call it fixed. Stitching the slabs transfers the movement instead of stopping it, and the crack comes back beside the repair. What to do about yours
If your addition is showing a straight crack at the junction, a widening trim gap, or a step underfoot at the doorway between old and new, get the floors measured before anyone quotes anything. Our ICC-certified inspectors shoot both slabs, date the seam, and tell you plainly whether you own a monitoring case or a pier case. The inspection is free either way.
