Short answer: Good foundation drainage in San Antonio comes down to three habits. Grade the soil so it slopes away from the house, put gutters on the roof, and discharge that roof water well past the slab. On expansive clay, water that pools or soaks at the foundation is the single most common reason a house moves, so keeping water off the perimeter is the cheapest protection your foundation gets.

Grade the soil to slope away from the house

Grading is the shape of the dirt around your foundation, and it does more for the slab than any other single fix. The soil next to the house should fall away from it, not sit flat and not tilt back toward the wall. The building code (IRC R401.3) treats a drop of about six inches over the first ten feet as the minimum, and the Foundation Performance Association notes that surface slopes generally run from about one half of one percent up to two percent or more depending on the surface. Grass areas usually want a bit more slope than hard surfaces because the turf slows the water down.

The exact percentage matters less than the direction. Walk your perimeter after a heavy rain and look for two things: water moving toward the house, and water standing still beside it. Either one means the grade is working against you. A "negative grade," where the soil has settled into a shallow bowl against the foundation, funnels every rain straight into the clay that supports your slab. Re-establishing a positive slope, sometimes with nothing more than added soil compacted into place, is often the first thing our crews correct.

Why gutters matter on expansive clay

Gutters are not decoration on clay soil. The building code (IRC R801.3) requires roof gutters in areas with expansive or collapsible soil, and that describes most of San Antonio east of the Balcones Escarpment. The reason is straightforward. A roof with no gutters sheds all of its water in concentrated lines that land in the same narrow strips of soil at the base of the walls. Every storm re-soaks those strips while the rest of the perimeter stays comparatively dry, and that difference in moisture from one part of the house to the next is exactly the unevenness that cracks foundations.

Gutters collect that sheet of roof water and hand it to a few controlled discharge points instead. The Foundation Performance Association recommends the gutter run itself carry a slight slope, roughly one to two percent, so leaves and grit keep moving toward the downspouts rather than clogging the trough. Gutters only help if they stay clear, so cleaning them before storm season is part of the job, not a nice-to-have.

Send roof water well past the slab

Collecting roof water does little good if you drop it right back at the foundation. This is the mistake we see most: clean gutters, good downspouts, and then every one of them emptying into the flower bed twelve inches from the wall. The Foundation Performance Association points to a five foot minimum discharge distance for expansive soil, matching the code, and notes that a splash block should carry water eighteen inches or more from the foundation before it hits the ground. You have several ways to get there. Rigid or flexible downspout extensions move the water a few more feet at low cost. Buried, non-perforated pipe can carry it to a spot that daylights well out in the yard or at the curb. Formed extensions and splash blocks handle the smaller runs. The right choice depends on your grade and where the water can safely go, but the goal never changes: the water leaves the foundation zone, it does not sit next to it.

Swales and the shape of your whole yard

Grading and gutters handle the water at the house. A swale handles the water that crosses your lot. A swale is a shallow, gently sloped channel shaped into the ground to guide runoff around the home and toward a safe outlet, and on lots that collect water from a neighbor's yard or a back fence line it is often what keeps that borrowed water from ever reaching your slab. The Foundation Performance Association generally favors surface drainage like swales over buried systems, because you can see a surface channel working or failing, and it does not clog and silt up out of sight the way an underground pipe can.

Irrigation belongs in this conversation too. Sprinkler heads that spray toward the foundation or soak a bed against the wall undo everything the grading did, and the same is true of a sprinkler that keeps watering flatwork and gravel where no plant needs it. Point the heads out and away, and if a bed against the wall needs water, deliver it evenly rather than dumping it in one spot.

Everything above is more important here than it would be somewhere with stable soil, because of what our clay does through the year. The Foundation Performance Association describes active clay simply: it expands when moisture is added and shrinks when moisture is drawn out, and those volume changes damage lightly loaded foundations most when they are not uniform across the house. In a Central Texas summer, the perimeter dries and shrinks first while shaded or watered areas stay swollen. In a wet spell, the dry side takes on water fast and heaves. When drainage is the fix, and when it is not

This article is the how and why. When it is time to actually regrade a yard, add gutters and extensions, or cut in a french or area drain, that is our drainage correction service, and it is a different job from foundation repair. The honest distinction is what the elevation survey shows. If your slab is still within tolerance and the only problem is water pooling, soaking, or eroding, correcting the drainage can be the entire repair, and it is frequently a few hundred dollars rather than a few thousand. If the slab has already lost elevation, drainage alone will not lift it back. That takes piers, and then good drainage becomes the maintenance that protects the repair.
