Fair Oaks Ranch straddles Bexar, Comal, and Kendall on Edwards Plateau limestone.
Fair Oaks Ranch spreads across both sides of Cibolo Creek where Bexar, Comal, and Kendall counties meet, about twenty-seven miles northwest of downtown San Antonio and eight miles southeast of Boerne. That's Edwards Plateau country — rolling Hill Country on limestone, with thin, stony soils and meaningful slope on most lots. The deep expansive clay that cracks houses down the corridor barely figures here; the shrink-swell is minor, and a slab on rock has little beneath it that wants to move with the weather.
So, as in neighboring Boerne, the dominant story is water on grade rather than seasonal clay. Cut-and-fill pads carved into the slopes put native rock under the uphill half of a house and placed fill under the downhill half; the fill side settles where roof and surface water concentrate on it, especially under the long gutterless rooflines Hill Country builds favor. Fair Oaks adds a wrinkle of its own — irrigation. Heavily watered fairways, beds, and turf against naturally dry limestone slopes create moisture boundaries right at some property lines, a man-made differential that shows up cleanly in elevation data and sometimes turns out to be fixable with a controller schedule rather than concrete.
The housing stock
Ranchettes, then three decades of high-spec custom homes on the fairways.
The land was Ralph Fair Sr.'s cattle-and-racehorse ranch, acquired in the 1930s; his heirs opened it for development in the 1970s, selling ranchettes of five to twelve acres, and the family expanded the original Fair home into the Fair Oaks Ranch Golf & Country Club in 1978. The city itself incorporated on January 21, 1988, when the separately founded Fair Oaks North and Fair Oaks South merged. Those older acreage homes on their large lots are the community's first generation of foundations, and they carry decades of their own grading and drainage history.
Layered over them is three decades of high-spec custom construction — fairway lots along the two Gary Player-designed courses (the traditional Live Oak and links-style Blackjack), and newer gated master-planned sections like Front Gate off I-10 near Loop 1604 and The Falls. These are big single-story plans that cross more grading variation than a compact home, so the elevation map often finds one fill seam doing all the work, and hillside pools and outdoor kitchens change both the load and the water routing on the slope side. Custom-home work here is comfortably engineer-involved: our elevation surveys slot straight into the builder records or independent engineer's designs these homes tend to come with.

Fair Oaks Ranch Golf & Country Club
Fairway lots along the two Gary Player courses, the Live Oak and the Blackjack, off Fair Oaks Parkway. Fairway irrigation keeps adjacent soil moisture steadier than natural slope — favorable, except where a drainage easement routes storm water along a property line.
Front Gate
A newer gated master-planned community off I-10 near Loop 1604, on oak-covered, graded home sites. Downhill-side settlement where roof water concentrates on placed fill is the pattern to watch as these young pads consolidate.
The Falls
An HOA-governed section with architectural standards, on the slopes near the club. Long custom footprints reward a dated elevation baseline; movement usually tracks one fill seam rather than the whole perimeter.
