Shavano Park incorporated in 1956 as a rural enclave at the edge of the Hill Country in northwest Bexar County, about twelve miles north of downtown and hard against the I-10 and Loop 1604 corridor. Like the rest of the far north side, it sits above the Balcones Escarpment on a shallow limestone shelf — ground that barely moves on its own and spares these homes the deep-clay seasonal cycling that punishes the south and east sides of the city. That's the good news the address buys.
The exceptions are what we measure. Threaded through the limestone are clay pockets and the cuts of small creeks, and a slab that happens to catch one concentrates its movement at a single wall or corner while the elevations everywhere else read level. Add the enclave's defining feature — generous wooded lots under a mature canopy of native oaks — and you get the tree-drying factor on nearly every lot: decades-old oaks pull moisture from twenty feet out in a drought, and the canopy side of the house is where movement shows, worst in late summer. On a limestone shelf, the story is always local, which is exactly what makes the elevation survey decisive: it isolates the one pocket or the one tree doing the work.

Shavano Park's housing is overwhelmingly custom: substantial single-family homes on large lots, many built from the 1970s through the 90s, plus the newer gated sections. Bentley Manor, off Lockhill-Selma between De Zavala and Loop 1604, developed from 2001 to 2011 into 323 homes across zero-lot-line garden villas and larger estate lots near three-quarters of an acre. De Zavala Estates, Huntington, and Willow Wood add more gated, custom stock.
