Floor joists, sills, and beams are the wood layer of a pier and beam house, and each member has its own repair. Sagging or cracked joists get sistered, with new lumber fastened alongside the old from bearing to bearing. Rotted sill runs get cut out and replaced while cribbing holds the house up a fraction of an inch. Beams get spliced over a pier or come out whole. The wood layers your piers carry
Load in a pier and beam house travels a fixed path. The subfloor hands each footstep to the joists, the joists hand it to the beams, the beams bear on piers or posts, and the piers hand it to the soil. The sill is the member most owners have never seen, the wood plate the perimeter of the house sits on. It rests on the grade beam or the perimeter piers and catches the outer joist ends.
Each member fails its own way. Sills sit closest to masonry and grade, so they fail by rot. Beams carry the most concentrated load, so they sag between piers and crush or splinter at bearing points. Joists fail by span, by decay where plumbing kept them wet, and by whatever a remodel cut through them. That is why a useful quote names the member instead of quoting the house, and why the symptoms upstairs read differently depending on which one gave. What sistering a floor joist involves
Sistering is the standard repair for a joist that sagged, cracked, or got notched for a duct. A new joist of the same depth goes in tight alongside the old one, the pair gets jacked until the subfloor sits back near plane, and the two are fastened through with construction adhesive and a staggered bolt or structural screw pattern so they deflect together as one member.
The detail that separates a repair from a patch is length. The sister runs the full distance from bearing to bearing, beam to beam, even when the crack is only a foot long. A short scab centered on the damage concentrates stress at its own ends and moves the failure a few feet down the board. When rot has reached a joist's bearing end, sistering stops being the answer and the soft section gets cut out and replaced, because wood that stayed wet for years does not stiffen back up. The usual culprit is plumbing. A drain line that dripped under the floor for a decade keeps the framing above it damp, and the meter finds it before the eye does.

How a rotted sill gets replaced
Sill replacement is the heaviest carpentry in the crawl space, because everything at the edge of the house bears on the sill. The sequence never varies. Cribbing and jacks pick up the joists just inside the bad run and take the load off the member. The lift is a fraction of an inch, enough to free the sill, small enough that the plaster and brick above never know it happened. The rotted run gets cut back to sound wood, verified by probe rather than by eye, since decay runs ahead of what shows on the surface. A new treated member goes in, gets bedded so it bears evenly along its length, and the framing comes back down on it.
Most sill jobs replace runs of a few feet where flashing failed or soil built up against the skirting, not the whole perimeter. What decides the length is moisture history, which is why the same visit corrects whatever let the sill stay wet in the first place. New lumber over an uncorrected leak or a buried sill line just ages the way the old lumber did.

Beam splices and full beam replacement
A beam that sagged between piers has taken a set, a permanent curve that shimming will not remove. Where the middle of the beam is sound but an end has crushed or splintered at its bearing point, the repair is a splice, new material joined to old with the joint landing directly over a pier. That rule has no exceptions. Wood joined mid-span hinges at the joint, and a hinge in a girder shows up as a soft band across the room above it.
When the sag runs the length of the girder or decay has gone deep, the beam comes out whole. Temporary cribbing picks up every joist it carried, the old member comes out, and a new beam sized for the span rather than copied from 1948 goes in on the same piers. Then every bearing surface gets shimmed to full contact, because a beam touching three of its five piers is carrying double loads at the three it touches.

When wood repair rides along with pier work
Sometimes the wood is a casualty rather than the cause. A pier settles, the beam above it stops bearing, and the joists that beam carried start spanning double the distance they were framed for. The lumber damage is real, but replacing it over a support that has moved builds the error into the new material. So the order on a combined job is fixed. Supports first, carpentry second. The elevation survey says which piers moved, the underpinning brings bearing back, and only then does the new wood get cut, so it fits a structure that has stopped moving.
