Foundation underpinning is the work of extending an existing foundation's support down to soil that does not move, almost always by installing piers beneath the settled section and transferring the house's weight onto them. The word is an umbrella. What underpinning actually means
The word says what the work is. To underpin is to pin from underneath, and the trade is far older than any pier brand. The original version was dug by hand beneath masonry buildings, one small pit at a time, each pit filled with concrete before the next was opened, until the whole wall stood on deeper ground. Modern residential underpinning keeps the goal and changes the tooling. Instead of extending the footing itself, a crew installs discrete columns beneath the settled section and seats the foundation's load on them, so the house stops caring what the surface soil does.
The reason the work exists here at all is that soil. The top few feet of Central Texas clay swell when wet and shrink hard in drought, and a slab riding that layer moves with it. Underpinning does not treat the clay, it steps out of it. The pier passes through the active layer and bears on strata the weather never touches, which is why a properly underpinned section is a permanent repair rather than a maintenance program.

Mass concrete is the ancestral method, pits dug under the footing and poured full in sequence. It still earns its keep under heavy masonry and in basement country, but it suits a Texas slab poorly, because the clay that causes the trouble runs deeper than a hand-dug pour wants to go.
Drilled piers are shafts bored to depth, set with rebar, and poured in place. They are common under new construction, where the lot is bare and the concrete can cure before anything sits on it. As a repair under an occupied house they bring big equipment, spoil, and wait time, so around here they are the exception rather than the quote you will hold.

Pressed concrete pilings are precast cylinders pressed into the soil one atop the last, using the house's own weight as the press. Fast, affordable, and for decades the volume method across Texas. Their limit is how deep a blunt concrete column can actually travel, and what you can prove about where it stopped.
Driven steel piers run the same play with slender steel pipe, which slips through soils that halt a concrete cylinder, while the hydraulic gauge reads out the resistance at every section. Deepest reach, most load certainty, highest price.

The two methods we install
Our lineup is steel and hybrid piers, and the shortness is deliberate. We pressed concrete pilings for many years and retired them, because on the lots we actually dig, the depth a concrete column can reliably reach and prove kept losing to what steel does routinely. How underpinning maps to stabilization and leveling
Three words get used interchangeably around this work and should not be. Underpinning names the method, the piers themselves. Stabilization and leveling name the two ways an underpinning job can finish. Stop once the piers refuse and seat the house where it sits, and you bought stabilization. Add a measured hydraulic lift back toward the original elevation before locking off, and you bought leveling. Same piers, same count, same warranty either way. How to judge underpinning services near you
A search for underpinning services near me around San Antonio or Austin returns national franchises, regional installers, and crews like ours, all quoting the same nouns. The bids separate on evidence, and five checks will sort them.

First, the measurement comes before the number. A pier count written without a floor elevation survey behind it is a guess with a price tag. Second, the price is per pier and in writing. The going rate in our corridor is $600 to $1,000 installed, and a lump sum that cannot be divided back into piers is hiding its arithmetic. Third, depth gets proven, not promised. Ask what record you receive for each pier, a gauge log for driven and pressed systems or a torque log for helicals, and treat a blank look as your answer. Fourth, the warranty transfers. Piers taken to refusal should carry a lifetime warranty that follows the house to its next owner, and the paper should say exactly what it covers, because on ours it is the piers themselves. Fifth, the company should know your dirt. Refusal comes shallow on the limestone under much of north San Antonio and far deeper in the clay belts south and east of downtown and up the I-35 corridor, and a crew that quotes your street without knowing which soil it sits on is quoting from a script.
Two habits mark the companies worth calling back. They say no when the floor says no, and about a third of our inspections end with no repair needed, which is what you want the incentives to look like.
