Foundation repair without tunneling is the normal case, not a special request. Most pier jobs never involve a tunnel. The piers install from outside the house, in hand-dug pits at the perimeter grade beam, and when a pier point does sit under the middle of the house, crews can often reach it through a small access pit cut straight down through the slab floor. Tunneling has a real job to do, but it's the exception, and this page covers everything that comes before it.

Why most repairs never need a tunnel
Settlement in expansive clay usually shows up at the edges of the slab first. The perimeter soil dries fastest through a drought summer and soaks first when the rains return, and it carries the weight of the brick above it, so that's where the elevation losses concentrate. That geometry is good news for access. Piers that support the perimeter install from outside, in pits dug at the grade beam, each roughly three feet square. The crew excavates beside the footing, then presses pier sections down to refusal using the weight of the house itself. The load transfers to the pier, the pit gets backfilled, and the lawn recovers in a season. The inside of the house is never touched.
A perimeter-only scope is the most common repair plan we write. Piers run $600 to $1,000 each installed, and on a perimeter job that number is most of the story, because there's no tunnel footage and no interior restoration on the bill. Reaching interior piers through the floor
Some elevation maps show a low spot the perimeter can't fix. A dropped interior beam line, a sunken hallway, settlement under a load path in the middle of the plan. Interior points need interior piers, and there are two ways to reach them. The tunnel is one. The other is a floor access pit, and where it fits, it's the simpler route.
The crew saws an opening in the slab directly above the pier point, about three feet square, digs the pit down to bearing beneath the interior grade beam, installs and loads the pier, then pours the slab section back with the patch doweled into the surrounding concrete. One opening per pier point, cut exactly where the pier goes, with no excavation between there and the exterior wall.
The trade-offs all live in the room above. The flooring at the opening is sacrificed, the saw cut makes dust that has to be sealed off with plastic, and the room is out of service until the patch cures. For a house mid-remodel, a gutted room, or flooring already scheduled for replacement, none of that costs anything you weren't already spending, which is why this route pairs so naturally with renovation work. When tunneling is the right call
Tunneling exists because some houses shouldn't be opened from above. The crew digs an entry pit outside, then hand-excavates a tunnel under the slab to the pier points, working beneath the house while the rooms above stay furnished and occupied. Nothing inside gets cut, and the spoil comes out through the pit in the yard.
It earns its cost in specific situations. Finished floors that would be expensive or impossible to match after a slab cut, stone, long-plank hardwood, tile lines that run room to room. A home that stays occupied through the work. Several interior pier points sitting close enough that one tunnel run serves them all. And under-slab plumbing repair on the same job, since a single excavation exposes the pipe and the pier points together. Tunnels are priced by the foot, so the farther a point sits from an exterior wall, the more the route costs, and that per-foot number is what you're weighing against the flooring above. One distinction worth keeping straight before you compare bids. This page is about how a crew reaches the piers. What the access method changes on the bill
The pier price doesn't move. Steel and hybrid piers run $600 to $1,000 each installed, whichever direction the crew comes from. What moves is everything around the pier. A perimeter pit adds almost nothing beyond some landscape recovery. A floor access pit adds the slab cut and the concrete patch, plus whatever the flooring above costs to repair or replace. A tunnel adds excavation by the foot, then backfill. So the comparison is never pier against pier, it's restoration against footage. What does making the floor whole cost, measured against what the tunnel run costs? On a bare or gutted floor, restoration is near zero and the floor opening wins easily. Under stone or hardwood you love, the footage often wins instead.
How the inspection settles it
The access question is downstream of a measurement. A floor elevation survey maps where the slab has actually dropped, and that map decides whether the plan needs interior piers at all. A surprising share of houses that feel like they're sinking in the middle turn out to be dropping at the perimeter with the interior riding along, and those repair plans stay outside entirely.
