Foundation raising and house leveling are two names for the same job. The settled part of the house gets lifted back toward its original plane and supported there so it stays put. Why New Braunfels houses go out of level

New Braunfels sits on the Balcones Escarpment, which is a geologist's way of saying the ground changes character across town. West of I-35 you're mostly on limestone and shallow rocky soils that hold still. East of the interstate the ground turns to clay that swells when it rains and shrinks hard through a dry summer. Plenty of lots sit on the transition itself, part rock and part clay, and those houses settle unevenly because half the foundation rests on something that moves and half on something that doesn't.

The rivers add their own pattern. Homes near the Comal and the Guadalupe ride bigger moisture swings than the rest of town, soaked ground in wet years and hard-baked ground in drought. Growth matters too. Subdivisions that went up fast on cut-and-fill lots can show a low corner five or ten years later where the fill was never compacted well. And around Gruene and the older streets near downtown, the housing stock is pier and beam, which drifts out of level in its own quieter way as shims crush and blocks sink into the soil.

How the lift actually works

You measure, then support, then lift, in that order. Every job starts with an elevation survey, a grid of readings across the floors and the perimeter that shows how far each area sits from the original plane. That map decides how many piers the house needs and where they go, and it's the baseline every later reading gets checked against. Support comes next. We drive steel piers, or hybrid piers that pair concrete sections with steel, down to firm bearing. On the limestone side of town that bearing can come shallow, sometimes just a few feet before the pier refuses against rock. On the clay side the piers travel farther, because they have to pass below the whole layer that swells and shrinks with the seasons. Either way the point is identical, the house ends up resting on ground that doesn't move.

The lift is the short part, a few hours of staged hydraulic work at the end. The rams come up a little, we re-shoot the elevations, then come up a little more. Lifting slowly against the numbers is what keeps brick and tile calm, and hairline cracks that opened as the house settled often close on the way back up. We stop when the readings say we've recovered what can be recovered safely. Chasing the last fraction of an inch can crack finishes that spent years adapting to the slope, and a quarter inch nobody can feel is a poor trade for a cracked kitchen floor.

Pier and beam homes level differently

Around Gruene and the older blocks near downtown, leveling rarely involves excavation at all. The work happens from the crawl space. We map the floor the same way, then adjust what it actually rests on. Steel shims and new blocks go in where the old supports have settled or crushed, and beams get sistered or replaced where the wood has sagged or rotted. A re-shim of one section is often a single day of work, and a whole-house re-level with some beam repair usually runs two to four.

One thing we don't sell is slabjacking. Pumping grout or foam under a settled slab fills a void, but it puts nothing under the house that reaches past the active clay, and on this soil the next hard summer can take the correction back.
