One caution on averages you will see elsewhere: national figures around $4,500 to $5,000 blend a hairline patch in a dry climate with a perimeter lift on expansive clay, so they predict nothing about your house. The tiers above do, because the tier is decided by how much of your foundation moved, and that is measurable before anyone spends a dollar.

What moves the number

Pier count first, everything else second. Piers land in the same $600 to $1,000 band whether they are pressed concrete, steel, or hybrid, so the total is mostly arithmetic: affected footage divided by roughly six feet per pier, times the rate. That is also your defense against a padded bid, and the logic is worked through properly in how many piers does a house need. After pier count comes access. A pier at an open perimeter wall is the base price; a pier in a narrow side yard, under a porch, or inside the house through a slab breakout costs more because the digging is by hand and the concrete leaves in buckets. Then condition: on pier and beam houses, wood that rotted before the leveling has to be replaced before it, and that carpentry is its own line. Last, the finish work after a slab lift, from patched flatwork to re-hung gates. What does not move the number at an honest company: how expensive your neighborhood looks, how worried you sound, or which day of the month the salesperson's quota resets. Square footage matters far less than people expect, because a big house that moved on one corner is a corner job, and a small house that moved on three sides is a big one. Pier and beam vs slab: two different bills

The same complaint, a sloping floor, prices completely differently depending on what is under it, which is why the first question on any leveling call is the foundation type. A pier and beam house gets leveled by adjustment: crews work through the crawl space resetting shims, adding blocks, and jacking beams back to measured heights, no excavation anywhere, which is why the whole-house number on a crawl-space home can undercut a single slab side. A slab house gets leveled by underpinning: piers driven to load-bearing strata under the moved sections, then a hydraulic lift toward the original elevation. When the cheap answer isn't leveling at all

Before any of the tiers above, an honest inspection rules out the answers that cost hundreds instead of thousands. A floor that slopes because the clay at one corner dries out every August sometimes needs water management, not piers: grading that sheds rain away from the slab, downspouts extended past the beds, a soaker hose run consistently through the dry months. A floor that feels sloped but measures level is a framing or finish story, and sloping floors: cosmetic or structural walks that split. And movement driven by a plumbing leak under the slab has to have the leak fixed first, because leveling a house on top of an active leak buys a repeat performance. About a third of our inspections end with no repair needed, and a good share of the rest start with a drainage fix rather than a lift. San Antonio and Austin access factors

Central Texas adds its own multipliers. In the older central neighborhoods, the pier and beam belts of Monte Vista or Hyde Park, the lots are tight, the crawl spaces run low, and mature trees guard the perimeter, so the work is slower per pier and the tree roots sometimes join the diagnosis. In the slab suburbs the access is friendlier but the soil is often meaner: the Blackland stretches sit on Houston Black clay, the swing of which is what settled the house to begin with, while the limestone-shelf neighborhoods move less but dig harder. None of this changes the per-pier band; it changes the pier count and the labor hours inside it, which is why two identical floor plans a few miles apart can bid thousands apart and both bids be honest. Flat bid vs commission: how to read a leveling quote

Leveling is where commissioned selling costs homeowners the most, because the product is invisible and the fear is real. Read any quote against three tests. First, is the scope drawn on an elevation map, with each pier or shim point justified by a reading, or is it a verbal pier count and adjectives? Second, is the price flat and written, per pier and per repair item, and still valid after you sleep on it and collect a second opinion? Third, does the pier count survive the divide-by-six arithmetic against the wall footage that actually shows movement? The Texas Attorney General's home improvement guidance says the same things in consumer language: multiple written bids, no blanks, no expiring-tonight discounts. The last line item to read is the warranty, because a leveling job is only as good as the paper that survives it. Ask whether the piers carry a lifetime warranty, whether it transfers to a buyer when you sell, and who backs it if the company changes names. A padded bid with a hollow warranty is the expensive version of this work twice: once now, and once when the warranty call goes unanswered.
