Leak heave is upward foundation movement caused by a plumbing leak under the slab. Water escapes the line, the expansive clay beneath the house takes it on and swells, and the concrete above the wet zone rises into a hump centered near the leak. It is the mirror image of settlement, and it runs on its own clock. Drought movement follows the seasons, while a leak keeps pushing in January or July and won't stop until the pipe is fixed. That one fact drives everything else about how the condition gets diagnosed, repaired, and paid for.

What leak heave actually is

Two kinds of pipe run beneath a slab-on-grade house. Supply lines carry pressurized water in. They are copper or PEX, always under pressure, so a pinhole sprays around the clock and a hot-side failure can leave a warm patch on the floor. Drain lines carry wastewater out by gravity, cast iron in older homes and PVC in newer ones, so they leak only when water runs through them. Either kind can start the chain.

The clay under the protected middle of a house normally sits at a steady dampness. The slab shields it from sun and rain, so while the perimeter soil swings wet and dry with the weather, the center barely changes. A leak breaks that balance. It feeds water into soil that has nowhere to send it, the clay gains volume as it wets, and the slab above the plume lifts. Because the wet zone spreads outward from the failed line, the lift takes the shape of a dome with its peak near the leak.

You'll hear the same condition called plumbing heave, slab heave, or center heave. The names all describe the same chain, the one that starts at a pipe and ends at your floor.

How leak heave differs from settlement

Settlement moves down. The clay under a corner or an edge dries out and shrinks, usually late in a drought summer, and the foundation follows it. The classic evidence sits at the perimeter, stair-step brick cracks and racking doors along the outside walls, with the low spots at corners.

Leak heave moves up, and it concentrates where settlement rarely does, the interior of the house. Doors near the middle of the floor plan stick while the corner doors behave. A ridge or hump develops in the floor, sometimes strong enough to feel barefoot. Cracks radiate outward from the lifted area instead of stepping down a corner. Add the plumbing tells, a water bill that jumped, the sound of running water with everything off, a warm spot over a hot line, and the picture sharpens fast.

The distinction matters because the repairs point in opposite directions. Piers address a foundation that dropped. They have no business under a slab that a leak is actively lifting, and lifting equipment applied to a heaved floor makes the distortion worse. Fix the leak first, then remeasure

The repair order for leak heave never changes. Plumber first, measurement second, structure last.

The plumber finds the leak, then either repairs the line where it lies or reroutes it around the slab. Reaching a line under four inches of concrete means jackhammering from above or digging an entry pit and tunneling beneath the foundation, which keeps the floors intact and is often where our crews and the plumbing trade end up working in the same hole.

Then comes the step homeowners don't expect. Waiting. Once the pipe stops feeding the clay, the plume starts drying back toward its normal moisture level and the slab eases down with it. Much of the heave typically relaxes on its own over the following weeks. So we re-shoot the floor elevations a few weeks after the plumbing repair instead of quoting foundation work the same week the leak is found. Underpinning a slab while the clay under it is still moving locks the error in, and a contractor pushing piers during an active leak is quoting a moving target with your money.

Sometimes the remeasure shows the floor back inside normal range and the answer is monitoring, nothing more. About a third of our inspections end with no repair needed, and post-leak remeasures account for a real share of those. When part of the foundation does still need underpinning after the clay stabilizes, we install steel and hybrid piers at $600 to $1,000 each, and the piers carry a lifetime transferable warranty. Where insurance fits

A slab leak writes three separate bills, finding and fixing the pipe, reaching it through or under the concrete, and repairing what the water damaged, and a Texas homeowners policy treats each one differently. Sudden, accidental water discharge is the classic covered loss, so ruined flooring and swollen trim are the part policies most often pay. The failed pipe itself typically is not covered, because insurers treat it as a worn-out part. The heave is the hard bucket. Foundation movement usually runs into the earth-movement exclusion, and the structural repair generally needs a foundation or slab endorsement on the policy before a carrier pays toward it. Policy wording also splits sudden failures from slow seepage, and slab leaks often behave like the slow kind, which is exactly where the endorsement language matters.

Practically, that means the record you build in the first week matters more than anything you argue later. Document from day one, get the plumber's findings and test results in writing, and get the floors measured before you file so the movement pattern is on paper. What to do if you suspect it

If a floor in the middle of your house is rising, or interior doors that closed fine last month are sticking with no drought in sight, treat it as a plumbing question before a foundation one.
