Foundation Moisture Control for Slab Homes

Steady is the whole game. The slab cares less about damp or dry than about how fast the soil changes.
Foundation moisture control on a slab home means keeping the clay under and around the slab at one steady moisture level through the whole year. Central Texas clay swells when it soaks and shrinks hard when it dries, and a slab-on-grade foundation rides directly on that soil, so every swing in soil moisture is a swing in what holds the house up. Four habits do most of the work. Water the perimeter through dry spells, move roof water well away from the slab, hold a grade that sheds rain, and treat any hint of a plumbing leak as urgent.
Why slab homes live and die by soil moisture
A slab foundation has no crawl space to buffer it. The concrete sits on the ground, and the ground here is expansive clay that can move the surface a few inches between a wet spring and a dry August. If the whole footprint dried and wetted evenly, the house would ride up and down with the seasons and you would never notice. It doesn't work that way. The perimeter takes the sun, the wind, the roof runoff, and the sprinkler overspray, while the soil under the middle of the slab stays close to constant. That difference between edge and center is what cracks brick and racks door frames. Moisture control is simply the work of shrinking the difference.
The calendar matters too. Around San Antonio the pattern most years is a wet spring, a long dry stretch from July into September, and a fall recharge. The perimeter clay makes that whole round trip while the center barely moves, which is why the movement calls we get cluster in late summer. A homeowner who manages moisture is not fighting the climate so much as flattening its swings, and it costs less than any repair we sell. It's also a large part of why about a third of our inspections end with no repair needed.

Water the perimeter in dry spells
The dry-season fix is a soaker hose. Lay it about a foot to eighteen inches out from the slab edge, not against the concrete, and run it on a steady schedule once the clay starts pulling back from the foundation. The goal is damp, never soaked. You are not trying to push the house up, you are trying to stop the perimeter from losing the moisture the center still has. In a normal summer that means short runs a few times a week, and in a drought it means holding the routine for months. One habit worth building either way. Walk the slab edge once a month in summer and look down at where soil meets concrete. A gap opening between the two is the earliest and cheapest warning a foundation gives, and closing it slowly with steady moisture beats waiting for the drywall to report it.

Get roof water off the slab edge
An inch of rain on a modest roof is well over a thousand gallons, and all of it lands somewhere. Without gutters it lands in a drip line a foot from the slab. With gutters and short downspouts it lands concentrated at four or five corners instead, which is usually worse. The fix costs less than anything else on this page. Keep the gutters clean enough to actually flow, then put an extension on every downspout so the discharge lands at least five feet from the foundation, further on a lot that slopes toward the house. Splash blocks are the minimum, and buried extensions running to a pop-up emitter downslope are better.
When we inspect a slab home with movement at one corner, a downspout dumping at that corner is the first suspect, and it's guilty often enough that our inspectors photograph every discharge point as routine.

Hold a grade that sheds rain
The building-code rule of thumb is about six inches of fall in the first ten feet away from the house. Most yards start out close to that and lose it slowly, to settling backfill, to landscape edging that traps irrigation against the wall, to years of mulch building up. Walk the perimeter during a hard rain and watch what the water actually does. If it ponds against the slab or runs along it looking for an exit, the soil there is cycling between saturated and baked, which is exactly the swing you are trying to eliminate.

Watch for plumbing leaks under the slab
The moisture source you can't see from the yard is a failed line under the concrete. Supply lines and drains both run beneath a slab, and a slow leak feeds one spot of clay continuously until the slab above it heaves or the soil beneath it washes out. The signals are worth knowing. A water bill that climbs without a reason, a warm patch on the floor, the sound of running water when everything is off, or foundation movement showing up in a wet month when the neighborhood's clay is otherwise calm. Any one of those earns a plumber's leak test promptly, because leak-driven movement follows its own schedule and ignores the seasons. If your house has a crawl space instead
Everything above assumes concrete on grade. If your home stands on a pier and beam foundation, the moisture problem moves under the floor, where humid air and standing water do the damage, and the fixes are vapor barriers and drainage under the house rather than a hose beside it. When moisture control is no longer enough
Moisture control prevents movement and stabilizes it. It does not reliably lift what has already dropped. If doors are racking or brick has started stair-step cracking, get the slab measured before deciding anything. The inspection is free and run by our ICC-certified inspectors, and plenty of them end with a watering or drainage fix from this list rather than a repair bid.
